1. Price it Right!
Before putting your home on the market, it’s important to really do your research into pricing. You don’t want potential buyers walking away because you started off too high. Dig into recent comparable sales, and talk to other agents about similar listings in the area. Pricing it right the first time saves you time and money.
2. Make it Available
The easier it is for buyers to see the home, the faster it will sell. This means frequent open houses, and also keeping a wide availability to show the house during the weekdays. Make sure you talk with the owners about the necessity of keeping the house in showable condition always, and make sure the pets aren’t in the house during showings either!
3. Social Media
Social media is paramount these days and real estate is no exception. In addition to publishing the listing on your own social media accounts, consider sharing it to neighborhood-specific Facebook groups. This can help you find buyers already interested in moving to your area. Follow realtors to see what their clients are looking for — and don’t hesitate to tweet them your listing if you think it’s a match.

Hiring a professional photographer is probably the best move you can make when trying to sell a house. Beautiful, well-lit photos are a must and just because you have a nice Instagram doesn’t mean you should do them yourself. 6. Post it Everywhere
And we mean it. If it exists, your listing should be there. From the obvious choices like The MLS, Zillow, Trulia, Redfin and Craigslist, to the listings in your local paper, your listing should be prominently displayed (you may as well put those professional photos to work, eh?).
7. Talk it Up!
You never know how you’ll find your buyer, and often times it’s word of mouth. Let everyone know about the property you’re selling, from your neighbor to your trainer at the gym (yes, really!). You never know who happens to know someone in the market, and you want to make sure that yours is the first home that comes to mind.
